Where the Rates Come From

Our partner banks send us their rate updates. The TLT Operations Team keeps our product records current, the same records our specialists use for client proposals. Verified by TLT Operations Team.

These pages read those records and show the lowest rate we see for each kind of buyer. A rate never names the bank behind it. To learn the bank and see the full offer, enquire about the rate and a specialist will take you through it.

How Often They Change

A rate changes only when one of our partner banks sends us an update and the TLT Operations Team updates our records. This site checks those records several times a day, and each rates page shows when it last checked. A rate is shown only while the offer is on sale in our records.

A rate set by hand carries its own date instead. If a check fails, the last figures we received stay up with their dates. If we cannot check them for too long, we take them down rather than leave old numbers up.

Indicative, and the Bank Decides

These rates are indicative. They are not an offer and not an approval. The bank sets your rate after it reviews your income, the property and your file.

How a Variable Rate Is Worked Out

A variable rate is the bank's margin plus EIBOR for a stated tenor, and never below the minimum rate in the offer, where there is one. We work it out from the EIBOR figure shown on these pages, so the two always agree.

A fixed rate stays as offered until its fixed period ends. The rate it moves to after that is worked out the same way, and each fixed rate shows it.

About EIBOR

EIBOR is the official benchmark rate set by the Central Bank of the UAE. The latest figure on these pages reaches us through our own systems, and every figure carries the date of its fixing.

The history chart uses the Central Bank's official data, which it publishes in yearly files. Once a month we compare our figures with that official data and look into any difference we find.

Rates Set by Hand

Sometimes our team sets a rate by hand, for example while a figure is being corrected. A rate set by hand carries the date it was set, like every other figure, however old it gets.
