The Monthly Payment
A loan repaid in equal monthly payments. The payment is P × r ÷ (1 − (1 + r) to the power of −n), where P is the loan, r the yearly rate divided by 12 and n the number of months. Each payment covers that month's interest first, and the rest reduces the balance.

The Down Payment Regulation
UAE residents can borrow up to 80% of the price on a first home up to AED 5 million, and 70% above it. UAE Nationals can borrow up to 85%, and 75% above AED 5 million.

Non-Residents Lender Practice
Banks typically lend non-residents up to 60%. The regulation does not treat non-residents separately, so this is practice, not law, and it varies by bank.

One Rate Throughout
This calculator applies one rate for the whole term. Most UAE mortgages fix the rate for a few years, then move to a margin plus EIBOR, so later payments will differ.
The Last Payment
Payments are worked to the fils, so the last one is adjusted to clear the balance to exactly zero.
Assumes a first home and a ready property. Off-plan property and second homes have lower limits. Fees and buying costs are not included. This is an estimate, not an offer: the bank sets your rate and terms.

How is the monthly payment worked out?
With the standard formula for a loan repaid in equal monthly payments: each payment covers that month's interest first, and the rest reduces the balance. For example, AED 1,000,000 at 3.50% over 25 years is AED 5,006.24 a month.
Why does it start at your Rates From figure?

How much of the price can I borrow?
The Central Bank caps it at 80% for UAE residents and 85% for UAE Nationals on a first home up to AED 5 million, and banks usually lend non-residents up to 60%. Where you land within that depends on your income, your debts and the property. Talk to a Specialist
Does the payment include fees?
No, it covers the loan only. Land Department fees, mortgage registration and bank fees are paid on top, and they vary with the price, the loan and the bank. A specialist can list the costs for your purchase. Talk to a Specialist
What happens when a fixed rate ends?
The rate usually moves to a margin plus EIBOR, which resets as EIBOR moves, so later payments can differ from this one. What your rate becomes depends on the bank and the product, so it is worth comparing before you sign. Talk to a Specialist
