What is the maximum mortgage term in the UAE?

Twenty five years. That is the longest a UAE mortgage can run, and no bank can exceed it.

Twenty five years is the ceiling set by the Central Bank. What varies between banks is whether you can reach it, because most lenders apply their own maximum age at final repayment, and that limit often bites before the twenty five years do.
The length of the term matters for two reasons. A longer term lowers the monthly repayment, which lowers your debt burden ratio, which is capped at 50 percent of gross monthly income. So the term is not only a matter of comfort: it directly changes how much you can borrow at all.
It also changes the total cost. A longer term almost always means more interest paid over the life of the loan, even at the same rate, so the question is rarely "what is the longest available" but "what is the right length for this file".
Where an age limit stands between you and the term you want, the answer is usually a different bank rather than a different plan, because those limits are set by lenders individually rather than by the regulation.
Maximum age at final repayment is panel practice, not regulation. Article 3.3 sets no age.
