Is there a maximum age for a UAE mortgage?

Not in the regulation. Article 3.3 caps the term at twenty five years and sets no age limit at all. The age limits you see quoted are each bank's own policy.

This is one of the most widely repeated errors in UAE mortgage content. Almost every site states an age limit as though it were the law. Read Article 3.3 and there is no age in it: there is a maximum term of twenty five years, and nothing else.
What is true is that banks apply their own limits. Across our panel, salaried borrowers are usually required to finish repaying by 65 and self employed borrowers by 70. Those are conventions, they differ between lenders, and they are the sort of thing that changes.
The practical consequence is the opposite of what the published "rule" implies. If you are told you are too old for the term you want, you have been told one bank's policy, not the regulation, and a different lender may take a different view. That is precisely the kind of question where asking a broker beats reading a rule that is not a rule.
It also explains why the self employed sometimes get a longer runway than salaried applicants of the same age, which surprises people who assume the regulation treats them more cautiously.
