Do I need to transfer my salary to get a mortgage?

Not necessarily. No Central Bank rule makes a salary transfer a condition of a home loan; it is a feature each bank designs into its products. Banks on our panel offer some mortgages that require a salary transfer and some that do not, often at different rates, so it is a trade worth pricing.

Neither the mortgage circular nor the Central Bank's lending regulation for individuals makes a salary transfer a requirement for a home loan. Whether a product needs one is set by the bank.
What the rules do require is that the bank verifies your income properly. Lenders must keep evidence of the steps taken to verify income, and must not "rely solely on the Consumer's self-declaration of income", so you will provide salary evidence either way.
Whether a salary transfer product is the better deal depends on the rate difference against the inconvenience of moving your account, and on what the product terms say if you change jobs. Those terms belong in the Key Facts Statement the bank must give you before you sign.
