What is the minimum salary for a mortgage in the UAE?

The regulation sets no minimum salary. Each bank sets its own minimum income, and they differ. What the Central Bank does set is how much you can borrow against income: all debt repayments within 50 percent of gross income, and a loan of at most 7 times annual income for expatriates or 8 times for UAE nationals.

You will see minimum salary figures quoted across UAE mortgage sites. None of them comes from the Central Bank. The mortgage circular sets income tests, not an income floor, and the lending regulation it refers to sets a minimum income only for credit cards, so any minimum you are quoted for a mortgage is that bank's policy.

Those tests decide more than any minimum does. Every repayment you make, the new mortgage included, must fit within 50 percent of gross monthly income, tested at a rate 2 to 4 percentage points above the rate on the loan, and the loan itself cannot exceed seven times annual income for an expatriate or eight for a UAE national.

So two people on the same salary can get very different answers: one with a car loan and two credit cards, and one with neither. A bank's minimum decides whether it will look at your file; the debt burden test decides the amount.
