How much does it cost to release a mortgage in Dubai?

The Dubai Land Department charges AED 1,000 to remove a mortgage, plus the DLD service fee of AED 580 and a service partner fee of AED 300 plus VAT at a trustee office. Your bank's clearance letter is capped at AED 95 plus VAT.

Those are the fees on the Land Department's mortgage release service, listed as a request for mortgage termination. An ordinary release can also be submitted by the bank through the Department's online mortgage system.

Where the release is part of a sale, the Land Department's procedure for selling a mortgaged property lists AED 1,290 for the mortgage release procedure and AED 315 for the registrar, so the figure depends on which transaction you are completing.

Before the release, the loan must be settled. On a conventional home loan, the Central Bank caps an early settlement fee at 1 percent of the outstanding balance or AED 10,000, whichever is less, and the bank's clearance letter at AED 95, both exclusive of VAT.
