The 50% Limit Regulation
All your monthly debt repayments, the new mortgage included, cannot exceed 50% of your gross monthly income.

The Stress Rate Regulation
Banks must test the loan at 2 to 4 percentage points above the current rate. Each bank picks its own figure within that rule, so we start at 6.00% and let you change it.

The Income Multiple Regulation
A loan cannot exceed 7 times yearly income for expatriates, which includes non-residents, or 8 times for UAE Nationals.

The Term and your Age RegulationLender Practice
The term is 25 years at most. Banks also want the loan repaid by 65 for salaried applicants and 70 for the self-employed; the regulation itself sets no age.

About your borrowing limit.
What is a debt burden ratio?
It is the share of your monthly income that goes on debt repayments. The Central Bank caps it at 50%, and the new mortgage payment counts towards it.
Why do my credit cards count if I do not use them?
Banks count 5% of each card's limit as a monthly payment, used or not, so an unused AED 200,000 limit counts as AED 10,000 a month. Whether lowering a limit helps depends on the rest of your file. Talk to a Specialist
What stress rate should I use?
Each bank sets its own, within the Central Bank's rule of 2 to 4 points above the current rate, and the higher it is, the less you can borrow. Which bank tests at which rate is what a specialist can tell you for your case. Talk to a Specialist
Why does my age matter?
Most banks want the loan repaid by 65 if you are salaried, or 70 if you are self-employed, so the closer you are, the shorter the term and the smaller the loan. Banks differ on this, so it is worth asking which suit you. Talk to a Specialist
