Why We Can Do This

We place a large volume of mortgages with the banks on our bank panel. Because of that volume, banks can offer our clients slightly lower rates than they offer customers who walk in on their own.

A small difference in rate adds up over the life of a mortgage. For example:

A repayment mortgage, with interest worked out monthly using the standard repayment formula. The difference over 25 years (AED 32,941) assumes the gap in rate held for the whole term. The two rates are round numbers chosen for the example, not rates we are advertising.

Rates in the UAE are usually fixed for a period and then become variable, so what you actually save depends on the rates you are offered over time. This example is not a quote and not a promise.

The Promise

Find a Better Rate and We Will Give You a Better Deal. These terms explain what that means in practice. They apply alongside our Terms of Use.

What Counts

The promise applies when you show us a written offer or quote from a UAE bank for a comparable mortgage. Comparable means the same:

  • loan amount;
  • term;
  • property;
  • circumstances, such as your income, your residency and the size of your deposit.

A rate in an advert or on a website is a good starting point for a conversation, but it is not an offer made to you.

What We Do

We look across our bank panel for a mortgage that improves on the offer you brought us, and we work to get it for you.

If we cannot find a better deal for your case, we tell you plainly, so you can decide what to do next.

What a Better Deal Means

A better deal can mean a lower rate, lower fees or better terms. We compare deals on the total cost, not on the headline rate alone.

What It Does Not Cover

The promise does not cover:

  • offers you are not eligible for, for example because of your income, your residency or the property;
  • promotional or staff rates, such as a rate a bank offers only to its own employees or for a limited time;
  • offers from lenders outside the UAE.

The Bank Decides

Approval always rests with the bank. The bank decides whether to lend, how much, at what rate and on what terms. We do not guarantee approval or any rate, and this promise does not change that.

Changes to These Terms

We may change these terms. When we do, we change the date at the top of this page. The terms that apply are the ones shown on the day you bring us your offer.
